The 42-acre decommissioned JEA generation site on the south side of the St. Johns River in downtown Jacksonville was a prime location for the planning and development of a mixed-use residential/office/retail complex. The plan provided for 1,400 residential units with approximately 150,000 s.f. of office space and 40,000 s.f. of retail.

Haskell teamed with Midtown Group to conceive the master plans for the purchase and development of the property which would feature public parks and river walks, and create a pedestrian friendly neighborhood. Buildings were scaled to maximize river views and provide a more human related experience, with heights decreasing with proximity to the river.

Easy access using the river and public transport was an important benefit built into the plan, as was the inclusion of retail establishments within walking distance to ensure all the benefits of an urban neighborhood.
